Not every paver surface needs the same treatment. Your driveway, patio, walkway or pool deck takes a beating from Florida’s heat, rain, humidity and everyday use — pavers lose their appearance, joint sand washes away, and uneven areas develop. We inspect the surface and recommend the work it actually needs, from cleaning and joint re-sanding to sealing, leveling, drainage corrections and old sealer removal.

We use professional-grade products, including Gator Maxx polymeric sand and Seal ’n Lock sealing systems, with product selections made according to the surface and the application requirements.

Signs your pavers need professional attention

You may benefit from cleaning, re-sanding, repairs or sealing if you notice:

These conditions do not all call for the same treatment. Replacing joint sand will not correct a failing base, and applying more sealer will not fix an incompatible coating. We evaluate the underlying issue before recommending a solution.

Our professional paver restoration process

Preparation matters as much as the finished appearance. A complete restoration involving cleaning, re-sanding, drying and sealing typically takes approximately three to four days, depending on the project scope, weather, required drying periods, surface condition and materials.

1. Inspection and assessment. We evaluate your pavers, joint condition, stains, drainage, uneven areas and any existing sealer, and discuss your preferred finish and any repairs before confirming the scope. Estimates are available from photos you send or from an onsite visit.
2. Surface treatment and deep cleaning. We apply appropriate cleaning treatments and use professional surface-cleaning equipment to remove dirt, algae, mildew and buildup, with hot-water cleaning available when necessary. Certain stains — deeply embedded oil, rust, paint or tannins — may need additional treatment and may not be fully removable. We tell you which is which before we start.
3. Joint preparation and repairs. We remove loose or deteriorated joint material as needed, prepare the joints, and complete any approved leveling or repair work.
4. Joint sand installation. We install suitable professional-grade joint sand, including Gator Maxx polymeric sand where appropriate. Joint preparation, installation depth, compaction and activation follow the requirements of the exact product selected.
5. Drying and weather evaluation. We allow the surface and joint material to reach the condition the selected sealing system requires. Florida’s weather can mean adjusting the schedule, and we would rather delay the next stage than rush a surface that is not ready.
6. Sealer application. When sealing is included we use a suitable professional sealing product, commonly from Seal ’n Lock, applied with spray equipment. The coat schedule is determined by the product, the paver condition and the finish you have chosen.
7. Final inspection and aftercare. We review the finished work, explain the curing period for the materials actually used, and give you care recommendations. You receive product-specific instructions for when you can walk and drive on the completed surface.

Choose your preferred paver finish

Your pavers should complement your home’s appearance and your own preference. We work in four finish directions, and which are available on your job depends on the products selected for your surface:

• Natural / matte — for a more natural, understated appearance with minimal colour enhancement
• Semi-gloss — a balanced appearance with colour enhancement and a more noticeable sheen, where supported by the selected product
• Enhanced / wet-look — deeper colour enhancement and a richer, more reflective appearance
• High-gloss — a more pronounced finish for stronger colour enhancement and shine, where suitable for the surface and product

Actual appearance varies by paver type, age, porosity, condition and the specific sealer. Not every finish is necessarily appropriate or available for every surface, so we will show you the options that suit your pavers before you choose and tell you where a finish is not a good fit.

What determines the cost of paver restoration?

Paver restoration pricing depends on more than square footage. We evaluate:

• Surface size — total area being cleaned, sanded, repaired or sealed
• Joint condition — amount of deteriorated sand and preparation required
• Surface condition — organic buildup, embedded stains or contamination
• Existing sealer — whether the coating is compatible or requires removal
• Repairs — uneven pavers, sinking areas, base issues or drainage corrections
• Finish selection — product choice, absorption and required coats
• Property access — gates, equipment access, slopes and water availability

How long does paver sealing last?

A professionally applied sealer can help protect and enhance pavers, but performance depends on the exact product, surface preparation, exposure, traffic and maintenance. High-traffic driveways, drainage conditions, chemical exposure and Florida weather all affect when maintenance or resealing becomes necessary. We can discuss an appropriate maintenance schedule for your surface rather than quoting a single lifespan figure.

Curing and reopening your pavers

Reopening times depend on the selected sealer, surface condition, humidity, weather and the manufacturer’s requirements. We provide specific instructions for each project rather than promising the same pedestrian or vehicle reopening times for every job. A complete cleaning, re-sanding and sealing project typically takes approximately three to four days, depending on project conditions, drying requirements and weather; additional repairs or sealer stripping may extend the timeline.

Caring for your newly sealed pavers

To help maintain your finish:

• Remove leaves, dirt and debris regularly
• Clean with water and mild, paver-safe cleaning products
• Avoid harsh acids and aggressive chemicals unless approved for the particular sealer
• Avoid pressure-washing methods that could damage coatings or joint material
• Address oil spills and contamination promptly
• Inspect heavily trafficked areas periodically
• Follow the product-specific instructions provided after installation

A properly maintained surface may require less intensive restoration in the future. Properly installed joint material can help resist sand erosion, weed establishment and insect activity, but no treatment permanently eliminates weeds or insects, so routine maintenance still matters.
