Got an HOA Violation Letter? Here’s How to Fix It Fast

That letter feels personal, but it is not. Community managers drive the neighborhood monthly with a checklist, and in Central Florida the same three things fail it every time: black streaks on the roof, algae on the driveway and sidewalks, and green film on fences and walls. What the letter actually means

An exterior maintenance violation is a notice, not a fine — yet. Florida associations must give you written notice and a cure period, typically 10 to 30 days, before fines start. Ignore it past the deadline and fines can run up to $100 per day (capped at $1,000 for most single-family HOAs), and unpaid fines can eventually become a lien. The letter is the cheap stage of the problem.

The three-step fix

• 1. Find the deadline. It is in the letter, usually near the end. That date drives everything.
• 2. Schedule the cleaning before it. Get a quote the same day you get the letter. If your appointment lands after the deadline, email the manager your booking confirmation — associations almost always mark the account compliant once work is scheduled.

What it typically costs

Most violation-driven jobs in the Orlando area are a driveway and sidewalk wash, a house wash, a fence wash, or a roof soft wash. What not to do

Do not pressure wash your own roof. High pressure strips shingle granules and cracks tile, turns a $400 cleaning into a roofing bill, and can void the roof warranty. Roofs need soft washing: low pressure and a solution that kills the algae at the root. And do not ignore the letter hoping the summer rain washes it clean — rain is what grew the algae in the first place.
