Those streaks aren't dirt — they're alive

That black staining is a blue-green algae called Gloeocapsa magma. It feeds on the limestone filler in asphalt shingles and clings happily to tile and metal too. Our heat, humidity and afternoon storms make Florida one of the best places on earth for it to thrive.

Left alone, it spreads — roof to roof, down your street — and invites moss and lichen, which lift shingles and trap moisture. A dark roof also absorbs more heat, which can quietly push up your cooling bill.

Why you should never pressure wash a roof

This is the big one. Blasting a roof with high pressure strips the protective granules off shingles, cracks tile, forces water under the surface, and almost always voids your roof warranty. It might look clean for a month, but you've shortened the life of the roof and the algae comes right back.

The fix: soft washing

Soft washing uses low pressure plus a specialized cleaning solution that kills the algae at the root rather than just knocking the surface off. Because it kills the organism instead of blasting it, the results last far longer — typically two to three times longer than a pressure-wash. Done right, it's safe for:

• Flat and low-slope commercial roofs

How often should you do it in Florida?

For most Central Florida homes, a soft wash every 1–2 years keeps algae from ever getting a foothold. If your roof sits under heavy tree cover or stays shaded, you may want it closer to once a year.
