Selling Your House? Pressure Wash It First. Here’s Why.

Sellers will spend thousands on paint and staging, then list a house with black roof streaks and a green driveway in the main photo. In the Orlando market, where nearly every buyer sees your home online before they see it in person, the exterior is the first impression. Cleaning it is the cheapest, fastest prep step on the whole list.

Why it moves the needle

Real estate groups consistently put exterior cleanup among the highest-return, lowest-cost steps in listing prep, and agents will tell you the same thing for free: a clean exterior photographs brighter, reads as “well maintained,” and keeps buyers from mentally deducting for deferred maintenance before they walk in the door. A stained roof or mildewed siding does the opposite — it makes buyers wonder what else was neglected.

What to clean before the listing photos

• Roof soft wash: black streaks show badly in drone and elevation shots, and buyers (and some insurers) read a stained roof as an old roof. Removing the algae makes the same roof look years newer.
• House wash: soft washing the siding, stucco, soffits and gutters brightens the entire facade — this is the single biggest visual change per dollar.
• Driveway, walkway and entry: the path the buyer physically walks. Fresh concrete instead of gray-green concrete changes the whole approach.
• Pool deck, lanai and fence: Florida buyers buy the outdoor living space. A clean deck and screen area sells it.
• Windows: clean glass makes interior photos brighter too, since more light gets in.

When to schedule it

One to two weeks before your photographer. That leaves room for weather, keeps everything fresh for photo day, and covers you into the first showings. If the roof needs a soft wash, book that first — results keep improving for a couple of weeks as rain rinses the dead algae away.

What it costs in the Orlando area

Most pre-listing packages here — house wash plus driveway and walkways — land in the $300–$600 range depending on size, with a roof soft wash adding a few hundred more. Against what staging, painting or a price cut costs, it is the smallest check you will write in the whole sale.
